We therefore thought that now might be a good moment to explain to you why, if you're selling your home, an open house can be an extremely powerful marketing option.

First and foremost, open houses are all about informality.

Unlike a standard home viewing, they are conducted in a very informal manner, avoiding focus on any individual buyer.

This is often well received by those buyers who are considering a move but not yet totally focused on an imminent purchase. Solo viewings tend to put the spotlight on them and the less focused open house setting allows them to view on a casual basis, without drawing much attention to themselves.

The great news is that, having felt comfortable in visiting the open house, casual interest can get an awful lot more serious if your home ticks all the boxes for the potential buyer in question.

Other open house visitors use this platform to get an overall general feel for homes in a specific location and the other potential audience is, of course, neighbors who find it irresistible to look around someone else's home, out of curiosity, even if they have no intention of moving.

Don't think that welcoming curious neighbors is a bad thing, however - far from it! Never overlook the fact that your neighbors may have friends and relatives for whom the home is an ideal match!

In fact, when you analyse it, the open house is just about the only straightforward way to get referrals from those neighbors who you don't know so well and who might otherwise never set foot in your home.

The key goal is to achieve a good flow of people through the home in the agreed time period (our three open houses tomorrow will take place for two hours, starting at mid-day). This is achieved via pre-event promotion, local signage and, of course, word of mouth.

If a fast sale is imperative, the open house format is arguably the most effective method of getting a lot of viewers to look at your home. It also makes early offers more likely, as buyers will see competing purchasers viewing a home they now realize that they'd love to own. They therefore have a heightened sense of urgency to secure the home for themselves.
