Now that the celebrations are out of the way and we all look to get this new year under way in earnest, we're sure many of you reading this will be contemplating the sale of your home during this year.
Go back over many of our final blogs of 2014 and you will see a recurring theme of our firm recommendation to take advantage of the very positive market conditions that exist right now.
Buyer sentiment is at sky high levels with the continuance of low mortgage rates and the recent announcement of 3% down payment home loans for qualifying borrowers, plus a greater sense of confidence in terms of future economic prospects/jobs etc. There really is no sense in waiting for better weather before you list, because buyers are ready right now to take advantage of what amounts to a perfect storm of positive circumstances as we begin 2015.
It's a well known fact in real estate that homes in good to excellent condition will sell faster than others that are less well appointed, and usually for a higher price too. Take time now to draw up a list of outstanding maintenance tasks that you can either easily afford to pay someone to do or which you can safely do yourself. The goal should be to present, or stage your home in its very best light, so that buyers don't start spotting snags that either put them off making an offer, or which kill enthusiasm for the sale when a home inspection report is to hand.

First impressions: The front door greets every prospective buyer. Make sure it looks fresh and clean. Replace door mats if needed. Keep the lawn trimmed and edged, and remove debris from the yard each day. Make sure that the first impression from the exterior of your home is a great one.
Decor: Faded walls and worn woodwork reduce appeal. There isn't a better investment when you're selling a house than a few cans of paint to brighten up the interior.
Natural Light: Open draperies and blinds and let the prospect see how cheerful your home can be. Dark rooms are not appealing.
Dripping Water: Leaking faucets may discolor sinks and suggest faulty plumbing. Another inexpensive repair that will more than repay itself.
General Repairs: Ensure appliances are in efficient working order. Loose knobs, sticking and squeaking doors and windows, warped cabinet drawers, holes in window screens, and other minor flaws detract from home value. Get them fixed and don't allow minor repairs to raise objections in the buyer's mind. It's reckoned that several buyers imagine there will be ten problems they haven't noticed for every one they do see.
Declutter: Remove all unnecessary items throughout the house. Make certain that storage areas are as neat and tidy as they can possibly be. Organize items in cabinets and remove others to create a better feeling of spaciousness. Consider hiring storage space if you have a lot of clutter that you don't have room to store and/or don't wish to get rid of, for one reason or another. The goal is to let the home viewer see the beauty and potential of your home, without lots of your clutter getting in the way.
Safety: Carry out a risk assessment of the entire home. In particular, make sure you keep stairways clear, avoid cluttered areas that prohibit access and other potential hazards.
Keep Bathrooms Ship Shape: Caulking in bathtubs and showers should be given special attention. Make this room sparkle!
Tidy Bedrooms Pay Dividends: Remove excess furniture. Use attractive bed coverings. Minimize personal items, including photographs.
